General Information

  • I'm locked out of my apartment - what do I do?

    DURING NORMAL OFFICE HOURS: come to the office at 140 N. Gill St. to borrow a key. Only tenants or official subleases will be issued a Loaner Key with proper ID. Loaner keys must be returned before 5PM or fees will apply.


    AFTER HOURS: Call the emergency maintenance line 1-877-699-1819. After-hours lockout fees will apply.

  • How do I submit a maintenance request?

    Please submit non-emergency maintenance requests through your tenant portal. If this is an urgent issue during normal office hours, please call 1-814-328-7094 to speak to a leasing agent.


    AFTER HOURS: Call 1-877-699-1819 to report an emergency maintenance request and speak to a maintenance technician.

  • How can I pay rent?

    Log onto the tenant portal here: WESTSIDEVILLAGE.APPFOLIO.COM using the email address associated with your account. Payments can be made using eCheck/ACH, Credit Card or Debit Cards (fees may apply). American Express is not accepted at this time.


    To pay via check or money order, please contact the office for the PAYABLE TO details. All payments can be mailed to or dropped off at 140 N. Gill St., State College, PA 16801.

  • When is rent due?

    Rent is due the 1st of every month in 12 equal payments through out the lease period. The first rental payment is due August 1 and, per the lease agreement, is not a prorated amount.

  • What are the late fees?

    Rent is due on the 1st of every month. Late fees are $5.00 per day and will apply retroactively at 12AM on the 5th of the month.

  • Will a bill be sent every month?

    No. You can access the online portal and set reminder notices if you’d like. Please contact the leasing office for assistance with activating your online portal.

  • Is my lease an individual lease?

    No. All leases with Westside Village are JOINT AND SEVERAL leases. Everyone on the lease is equally responsible for the unit. Westside Village will not roommate match.

  • Is a Parental Guaranty required?

    Yes. If you do not have full-time employment, a guaranty agreement must be completed by a parent or guardian.

  • My parent/guardian won't sign the Parental Guaranty. What are my options?

    You can qualify to rent without a Parental Guaranty with proof of sufficient income, credit history and landlord references. Or, you can pay rent in-full for the entire lease period, terms will apply. Contact a Leasing Agent to inquire about these options.

  • What utilities am I responsible for?

    All units are responsible for setting up and paying for the electric account through the full lease term. Please check the Availability Tab for more details about all other utilities, as each unit is different at Westside Village.

  • How do I set up utilities?

    Electric Service must be in 1 individual’s name before keys are distributed at Move-In. Call WestPenn Power at 1-800-720-3600 to set up your account and provide the account number to a Leasing Agent for proof of set-up.


    If Dojo Internet Services are not included in your lease, please contact the Internet service provider of your choice.


    Any Water/Sewer & Refuse charges will be billed to Westside Village and then posted to your account ledger.

  • Is parking included?

    No. Parking can be secured on an individual basis. Please e-mail parking@westsidevillage.com to inquire about the available spaces closest to your front door. Or, check out the Parking Tab to see all available lots, lease lengths and rates.

  • My apartment is furnished. What is included?

    Furnished apartments include the following: couch, coffee table, end table, TV Stand, kitchen table & chairs and a TWIN XL bed & frame per resident. No furniture will be removed from the apartment by Westside Village.


    Desks and any additional personal items are not included.

  • Can I move in early?

    Early Move-In is not an option due to the coordination and preparation involved with getting your unit ready for your Move-In date. Please plan accordingly.

  • Do you allow pets?

    Unfortunately, pets are not allowed in Westside Village apartments. Please contact the office with any questions.

  • When and how are security deposits returned?

    Security deposits will be mailed to the forwarding address on file within 30 days AFTER the lease end date.


    Forwarding addresses must be provided in writing. All deposits are distributed in ONE check to ALL tenants. Contact the office with any questions.

  • Can the security deposit be used to pay the last month's rent?

    No. The Security Deposit cannot be used toward the last month’s rent. Late fees will be charged for any unpaid rent.

  • What are the most common security deposit charges?

    Westside Village’s goal is to return a full security deposit to all of our residents, and a Move-Out Guide has been provided in your lease as well as before Move-Out to help departing residents. The lease stipulates that professional carpet cleaning must be completed & a receipt turned in before Move-Out.

  • What is a Joint and Several lease?

    Our leases are joint & several which means all household members and their co-signers are jointly responsible for 100% of all rent & charges to the account.

  • How far are you from campus?

    Most Westside Village properties are located just a short 5-10 minute walk to campus or downtown, depending on the destination. And our office is located at 140 N. Gill St., State College, PA 16801

  • My child has already signed the lease, what's next?

    If your child has already signed a lease with our community, please download the Parents Lease Signing Letter for further detailed information. A Parental Guaranty form will be emailed directly to 1 Parental Guarantor per signed tenant. Contact the office if you have not received this yet.

  • When is the deposit due and when can this be paid?

    The security deposit is due within 5 business days of signing the lease agreement. This needs to be paid by check or money order and mailed or dropped off at our offices. Please contact a leasing agent for the specific “Payee” information.
